\n\tChandigarh Tricity-based real estate developer GB Realty has\u00a0outlined an investment plan of over Rs.<\/span><\/span>\u00a05,000 crore over the next three years, as the company looks\u00a0to significantly expand its luxury residential portfolio and enter new real estate segments and\u00a0markets across North India.\u00a0<\/span><\/span><\/p>\n

\n\tThe company plans to scale its cumulative investment to approximately <\/span><\/span>Rs.\u00a0<\/span>10,000 crore over the\u00a0next five years, marking a significant expansion of its development pipeline. Of the planned\u00a0investment, approximately <\/span><\/span>Rs.\u00a0<\/span>3,500 crore is proposed to be deployed specifically towards luxury\u00a0and ultra-luxury residential developments.\u00a0<\/span><\/span><\/p>\n

\n\tGB Realty expects to deliver four projects over the next three years, while simultaneously building\u00a0a development pipeline spanning ultra-luxury residences, high-street commercial developments,\u00a0eco-conscious townships, senior living communities, golf-led developments and luxury resort\u00a0living.\u00a0<\/span><\/span><\/p>\n

\n\tThe proposed investments are expected to be funded through a combination of internal accruals,\u00a0customer collections, debt and institutional\/JV capital, depending on the nature and scale of\u00a0individual developments.\u00a0<\/span><\/span><\/p>\n

\n\tCommenting on the expansion plans, Gurinder Bhatti, Founder, GB Realty<\/strong>, said, \u201cWe are entering\u00a0the next phase of GB Realty\u2019s growth with a clear focus on creating differentiated real estate\u00a0products rather than adding conventional inventory to the market. We plan to invest over <\/em><\/span><\/span>Rs.\u00a0<\/span>5,000\u00a0crore over the next three years and approximately <\/em><\/span><\/span>Rs.\u00a0<\/span>10,000 crore over five years. A significant part\u00a0of this capital will be directed towards luxury and ultra-luxury residences, where we believe North\u00a0India presents a substantial opportunity<\/em>.\u201d\u00a0<\/span><\/span><\/p>\n

\n\tLuxury Housing to Drive Growth\u00a0<\/strong>
\n\tGB Realty is placing luxury and ultra-luxury housing at the centre of its next growth phase. The\u00a0company believes there is significant headroom in the <\/span><\/span>Rs.\u00a0<\/span>5 crore and above residential segment,\u00a0particularly across Chandigarh Tricity and Punjab, where demand for high-end housing has grown\u00a0while organised supply at the upper end of the market remains relatively limited.<\/span><\/span><\/p>\n

\n\tThe developer plans to differentiate its upcoming luxury portfolio through timeless architecture,\u00a0sustainability, wellness, premium amenities, concierge services and high service standards.\u00a0<\/span><\/span><\/p>\n

\n\t\u201cFor us, ultra-luxury is not defined merely by the size or price of a residence. Sustainability,\u00a0longevity, environmentally conscious development, health and wellness, service standards and\u00a0timeless architecture will be fundamental to the products we create<\/em>,\u201d Bhatti<\/strong> added.\u00a0<\/span><\/span><\/p>\n

\n\tGB Realty said its assessment of the Tricity and Punjab markets indicates a growing pool of\u00a0affluent buyers seeking residences with substantially higher standards of design, services,\u00a0amenities and lifestyle infrastructure.\u00a0<\/span><\/span><\/p>\n

\n\tExpansion Beyond Chandigarh Tricity\u00a0<\/strong>
\n\tGB Realty currently has a presence in Mohali and New Chandigarh and is evaluating further\u00a0opportunities across Amritsar, Ludhiana, Jalandhar and the wider Chandigarh Tricity region.\u00a0<\/span><\/span><\/p>\n

\n\tOver the next three to five years, the company also plans to expand beyond its home market,\u00a0with Delhi-NCR, Noida and other parts of Uttar Pradesh, Haryana and Himachal Pradesh identified\u00a0as potential growth markets.\u00a0<\/span><\/span><\/p>\n

\n\tIts proposed development pipeline is also expected to diversify beyond conventional residential\u00a0projects. GB Realty is evaluating opportunities in high-street commercial developments, luxury\u00a0resorts and resort residences in Himachal Pradesh, senior living, golf-centric communities, green\u00a0townships and large integrated developments.\u00a0<\/span><\/span><\/p>\n

\n\tAmong its longer-term plans is the development of a Heritage City concept in Amritsar, alongside\u00a0golf and environmentally conscious township formats.\u00a0<\/span><\/span><\/p>\n
